  • Thoroughly review the sales contract for any missing documents, make sure each document is executed with signatures, initials, broker information, and verify dates.
  • Introduce our role in the transaction to all parties involved.
  • Supply ratified contract to all parties.
  • Ensure your client receives copies of all needed documents.
  • Follow up with and send any needed reports to other agent, lender, and title company.
  • Maintain constant contact with all parties for status updates or to alert you of anything outstanding requiring attention.
  • Track contingency dates/deadlines.
  • Prepare & send any addenda/notices requiring signatures.
  • Upload documents to broker portal.
  • Keep accurate records of every detail on the transaction.

  • Organize paperwork, addenda, and signatures to ensure all parties stay up-to-date.
  • Coordinate eSigning per your requirements.
  • Schedule & coordinate home inspections if needed.
  • Coordinate moving/possession schedules.
  • Schedule settlement and walk through dates and times.
  • Manage HOA documents and delivery.
  • Manage contingencies and key dates.
  • Communicate progress and keep all parties on track.
  • Create a detailed closing checklist.

  • Order home warranty and pest inspection if needed.
  • Review HOA docs for violations, send  them to buyer,  and  follow up with listing agent on correction of any violations.  
  • Send utility information to buyer.
  • Make sure title company has a home warranty invoice if needed and instructions for the commission.
  • Any additional tasks mutually agreed upon.

  • Draft listing agreement and get signatures.
  • Enter listing into Bright MLS, including photos, remarks, documents, and setting up Showing Time (optional).
  • Order HOA docs and deliver to appropriate parties.
  • If needed, order cleared violation update from HOA  and deliver to appropriate parties once items are complete.
  • Order home warranty and pest inspection if needed.
  • Change listing status when listing goes under contract and when transaction closes.
  • Any additional tasks mutually agreed upon.
